DEPOSIT LOCAL DEVELOPMENT PLAN

Thursday 25th November 2010

Llanbedr has been assessed a Level 3A Settlement.  Level 3 Settlements are settlements the National Park has identified as having the environmental capacity to accommodate development on a moderated scale appropriate to the location and growth needs.  Sub category “A” states development will deliver the objectives of the strategy to provide for general needs growth to support community vitality and viability in sustainable locations.  Llanbedr has an indicative housing allocation of 9 dwellings (maximum 3 private/6 affordable units) on land adjacent to St Peters Close DBR-LBD-A.

Glangrwyney has been assessed a Level 4C Settlement.  Level 4 Settlements are settlements the National Park has identified as having reached environmental capacity to accommodate future development of a scale that could support general needs growth.  Sub category “C” states development in this location is constrained by both community desire for expansion and capacity.  The sustainability of the location is paramount and any future development potential that is forthcoming should be employed to meet local development needs only.

Llangenny has been assessed a Level 4B Settlement.  Level 4 Settlements are outlined above.  Sub category “B” states the settlement does not have the capacity to accommodate the growth needs defined by community.  Any future development land that becomes available during the plan period should address community needs as the most sustainable option for the future of the community.

The Local Development Plan (LDP) will, upon adoption, replace the current development plan (the UDP) and will be the primary document against which applications for planning permission are assessed within the Brecon Beacons National Park.   The Deposit Plan consultation period begins on the 3rd November 2010 and runs for an 8 week period until the 29th December.
